Checklist before paying advance: 1. Lalpurja copy and match the kitta number with Malpot records (ask the land revenue office for "rokka" and ownership status) 2. Survey (Napi) map: does the plot actually have the road access shown? Measure on site 3. Is it in a road widening / river setback area? Ask the municipality 4. Check for bank mortgage or court hold (rokka) on the plot 5. Land use zone (residential vs agricultural) for building permission Never give a big advance on just a photocopy. Do the final payment at the Malpot office during registration.
